I’ve been showing homes to buyers in this valley for over a decade, and I can tell you the person walking through the door in 2026 is not the same buyer we saw two years ago. Back then, buyers were anxious, they were competing, and they’d stretch to win.
Today’s Okanagan buyer is calm, informed, and, honestly, in no hurry. And if you’re thinking about selling, that single shift changes almost everything about how you should approach it.
So let me tell you what buyers here actually want right now, because it’s not always what sellers assume.
The first thing to understand is that buyers have the one thing they didn’t have before: choice. With several months of inventory sitting on the market across the Okanagan, buyers can afford to be selective in a way they simply couldn’t during the frenzy. Nobody’s panic-buying. Nobody feels forced. When a buyer has a dozen homes to consider instead of two, they slow down, they compare, and they wait for the one that genuinely fits. That’s not hesitation. That’s a buyer who knows they hold the cards.
1. They want a genuinely ready home, not one that needs a project. This is the biggest shift I see. Today’s buyer is payment-sensitive and careful with money, and the last thing they want is to close on a house and immediately pour cash into it. A home that shows beautifully and is clearly well cared for gets attention fast.
One that needs updating sits, or it draws offers well below asking, because buyers are mentally subtracting every dollar of work they’ll have to do. In this market, presentation isn’t a nice-to-have. It’s the whole game.
2. They want honest, realistic pricing, and they know the difference. Buyers right now are informed. They’ve watched the market, they’ve seen the comparables, and they can spot a home priced on last year’s optimism from a mile away. Homes priced properly are still selling, and some of them quickly. Homes priced on hope tend to sit, then chase the market down with cut after cut.
Here in the Okanagan, buyers still expect to negotiate below asking rather than pay a full-price, take-it-or-leave-it number. Price it right from day one, and you skip the slow, painful slide.
3. They want the lifestyle, and they’ll pay for the right one. What hasn’t changed is why people come here. Buyers are still drawn to the Okanagan for the climate, the lake, the recreation, and the pace of life, and they’re still gravitating toward the lifestyle communities, places like the Lower Mission, Wilden, Lake Country, and West Kelowna.
A lot of them are moving from out of province, upsizing into more space, or buying their first real family home. When a home genuinely delivers that Okanagan lifestyle and it’s priced fairly, buyers move on it. The want is still there. It’s just more discerning than it used to be.
Here’s the shift most sellers misread. They assume a slower, buyer-friendly market means their home won’t sell. That’s not what’s happening. Good homes, priced right and presented well, are still selling, and sometimes fast. What’s actually changed is that buyers will no longer reward a home that’s overpriced or underprepared. The market didn’t get harder. It just got honest.
